Gemini Data Center SD LLC, Sioux Falls, South Dakota

Gemini Data Center SD LLC wants to build the first hyperscale data center in Sioux Falls, in Minnehaha County, South Dakota, on land it bought from Xcel Energy near Rice Street and Veterans Parkway. The company is connected with a California-based family office listed under the name Michael Anvar that invests in real estate, renewable energy and technology. The site, marketed as the Sioux Falls Technology Park, is about a mile south of the Veterans Parkway exit from Interstate 90, just south of Xcel's Split Rock substation and Angus Anson power station, which allows it to support a 500 megawatt power load.

The city has said yes at each step so far. In October 2025 city councilors annexed the land into Sioux Falls after the company promised to cover the cost of extending utilities to the site. "Any future property owner, if Gemini would walk away, would get that notice of claim that indicates that they are responsible for all the future improvements with water, sewer and roads," said Jason Bieber of the city's planning department. In January 2026 the council unanimously approved rezoning about 164 acres to a light industrial district.

A group calling itself Let Sioux Falls Vote circulated a referendum petition to put the rezoning to the city's voters and submitted 5,012 signatures against the 6,704 needed; the city said: "Even assuming each signature is legally valid and the petition has met all other legal requirements, the total number of signatures submitted of 5,012 is not sufficient to submit the ordinance to an election", and that the city clerk had to reject it by law. Across the state, a Facebook group called South Dakota for Data Center Transparency had about 3,600 members by March 2026, voicing concern about noise, energy use and water use.

Gemini's website says a fully built 500-megawatt campus using closed-loop cooling would use about as much water as two commercial car washes, and that the company, not existing customers, would pay for the electrical infrastructure the site needs. No end user has been named; Gemini says data center buildings would be built and run by a future operator. The project still has to clear the city's administrative process and could yet be denied, city planning director Jeff Eckhoff has said, while state lawmakers debate rules for data centers.
