Israel's Center District holds much of the country's data center building. In Modi'in, Mega Or runs a data center where the AI cloud company Nebius leased 8 megawatts of power in May 2025, and in December Mega Or signed a 19-megawatt lease across Modi'in and Masmiyya with a customer CalcalisTech reported is Google, for delivery in the third quarter of 2026. In Netanya, NED and the Levinstein Group are building a 50-megawatt underground campus for 1.3 billion shekels. Amazon Web Services runs cloud data centers at Tnuvot and in Shoham.
Real estate money is pouring in. Ofer Yanai, controlling shareholder of Nofar Energy, bought land in Shoham for 361 million shekels for a data center. "This is picking gold off the floor," he told Calcalist, saying a small 50-megawatt center like Shoham's could leave its builder "with $850 million in your pocket." Kardan Israel holds stakes in server farms in Kfar Saba and Shoham, the Yochananoff supermarket family has bought land in Yavne for a campus, and Rami Levy's group is studying sites in Netanya.
For now, no large new project can get a grid connection. In July 2026 Israel's Electricity Authority froze applications from data centers of 8 megawatts or more for 140 days, until early December, after the grid operator Noga received 19,000 megawatts of requests in two months. During the freeze, regulators are writing rules for which projects get power. The Society for the Protection of Nature in Israel had called the government's February decision to treat data centers as national infrastructure "a dangerous gamble on Israel's energy security."
