AWS Reeds Farm Lane (Dulles) data center, Sterling, Virginia

Amazon Web Services plans three data centers on its 90-acre parcel at 42139 Reeds Farm Lane in Sterling, in the Stone Ridge area of Loudoun County, Virginia, southwest of Washington Dulles International Airport. The buildings would be two or three stories tall; total square footage has not been disclosed.

Amazon's data center arm bought the parcel in July 2019 for $116.4 million from an affiliate of White Peaks Capital, which had paid $98.67 million for it hours earlier the same day. Amazon bought two more parcels nearby at the end of 2021 for $146 million, and Microsoft owns a large tract between the two Amazon sites. The Northern Virginia Electric Cooperative bought land at the site from the Inova Health Foundation in May 2022 for $7 million for a substation and applied to the county for a permit that September.

Loudoun County has since tightened how data centers get approved: supervisors voted 7 to 2 in March 2025 to end by-right development, so new projects now need a special exception and a public hearing, while letting 22 applications already filed continue under the old rules. On September 16, 2026 the board voted 7-1-1 to direct staff to draft a resolution pausing new applications for up to 12 months; the pause is not yet in force, and a final vote is due at the October 20 meeting. Supervisors Juli Briskman and Laura TeKrony have separately proposed ending the 2025 grandfathering, which would send pending applications to public review; the board is due to take that up October 6.
