WhiteFiber's NC-1 data center in Madison, Rockingham County, North Carolina, is a retrofit of the former Unifi textile plant at 805 Island Drive, and its first tenant, the AI cloud company Nscale, signed an $865 million, 10-year deal for 40 megawatts there. Nscale was to start paying for 20 megawatts in April 2026 and a further 20 megawatts the following month, and it could double its deployment by the end of 2027.

WhiteFiber, the high-performance computing arm of former bitcoin miner Bit Digital, bought the 96-acre, 1 million square foot property from Unifi for $45 million in 2025. Unifi had announced in February 2025 that it was closing the plant after more than 30 years and laying off 91 people. Bit Digital said the site would offer 99 megawatts in the short term, with an eventual 200 megawatts, and the companies said they had invested $150 million by late 2025. "In Madison, I run emergency generators for one hour, once a week. That's it," Jonathan Collins, the site's operations manager, told Yadkinville's town board in September 2026. Collins said the data halls are built as a building inside the old plant's walls to contain the sound, and that cooling uses outside air: "We're not using 100s of 1000s of gallons of water a day for cooling, it is all done by the fresh air around us". He said the company buys abandoned industrial properties because it is faster than building new: "So we're a little selfish. It gets us to market quicker so that we can start earning some money".

WhiteFiber is now buying parts of Unifi's manufacturing plants in Yadkinville, which it plans to turn into data centers, and residents there are wary. "What happens when this becomes archaic in four to five years and they have a building they've retrofitted and then abandoned?" asked Boonville resident Worth Shover. "I'm not here because I'm against technology or progress", said Rebekah Shover. "... But I keep coming back to one question, what kind of future are we creating for our children?" "This is all a bubble. It's a money model. It's an AI bubble", said Paul Freer of the Lone Hickory community.

WhiteFiber scheduled a town hall forum at the Madison plant for Sept. 19, 2026, open to residents who registered in advance.
