NEXTDC data centers: 24 sites mapped

NEXTDC's largest planned site is S7, a large block of land in Eastern Creek on Sydney's western outskirts, bought for A$353 million in October 2024. OpenAI agreed in December 2025 to use some of its capacity. Planning documents filed in March 2026 show nine buildings and a substation, for 612 megawatts of power, more than the 550 megawatts first announced. New South Wales assesses the project directly because of its size, and NEXTDC was still preparing its environmental report in July 2026. Goodman has separately filed for a rival campus of up to 500 megawatts nearby in Eastern Creek.

NEXTDC is Australia's largest independent data center operator, listed on the Australian stock exchange, with about 20 sites running or planned across Sydney, Melbourne, Brisbane, Perth, Adelaide, Canberra and Darwin. Since December 2025 the amount of capacity customers have signed up for has more than doubled, driven largely by a single 250-megawatt deal at its S4 campus in Horsley Park, Western Sydney. By June 30, 2026 customers had signed up for 740 megawatts, though only 175 megawatts was actually running and billing.

To pay for the buildout, NEXTDC raised about A$2.2 billion in April 2026 through a share sale and a debt program backed by the Canadian pension fund La Caisse, then added a further A$2.3 billion of debt in July. Australia is also moving to tighten power rules for data centers: Prime Minister Anthony Albanese said in July 2026 that large sites will have to put as much renewable power into the grid as they draw, and the national energy regulator has recommended they buy renewable energy certificates and register as market participants.
