Data centers in Bucks County, Pennsylvania: 1 project mapped

Bucks County's biggest data center project is planned for the old U.S. Steel site in Falls Township. Amazon Web Services announced in June 2025 that its data center campus, at 1 Ben Fairless Drive in the Keystone Trade Center that NorthPoint Development is redeveloping, is part of a $20 billion investment across Pennsylvania. It is the only Bucks County project in the governor's fast-track permitting program, and Governor Josh Shapiro visited the site in August 2025. The 1-million-square-foot campus is under construction and connected to the electricity grid.

State Representative Jim Prokopiak defended the site choice: "It's better to have some here where it has less of a negative impact on a community than someplace else [such as] next to a residential neighborhood." Ginny Marcille-Kerslake of Food and Water Watch said such projects are "primarily creating short-term construction jobs." Shapiro's office estimates the $20 billion of Amazon projects statewide will bring 1,250 permanent jobs.

Upper Bucks has its first application. West Rockhill Township's supervisors adopted a data center ordinance on April 15, 2026, after residents called earlier drafts "rushed." The final version sets a 400-foot setback from homes, a 35-foot height limit, a 35-acre minimum lot, and requires closed-loop cooling, which recycles water instead of releasing it as vapor. In July 2026, a sketch plan arrived for a data center at 215 Cathill Road seeking a special exception from the township's Zoning Hearing Board. "We don't yet have a land development application," said township solicitor David Keightly.
