Aligned Waddell Campus (PHX-12/13/14) data center, Waddell, Arizona

Aligned Data Centers is building a 100-acre data center campus on North Reems Road in Waddell, in Maricopa County, Arizona, where it broke ground on the first of four planned buildings, PHX-13, in April 2025. PHX-13, at 8805 N. Reems Road, is a 72-megawatt data center, and the campus is also planned to hold PHX-12 and PHX-14.

Aligned bought the 100 acres at 8785 N Reems Road in December 2024 for $86.5 million from LXP Industrial Trust, according to Cushman and Wakefield. The site was once a rose farm. A City of Glendale economic development official described the campus as having over 1 million square feet of data hall space. Aligned's PHX-07, also on North Reems Road at 8785, was due to go live in 2025.

Power for the campus will come over a new 230-kilovolt transmission line from Arizona Public Service. Aligned says it will cool PHX-13 with its Delta3 air cooling arrays and a closed-loop system that recycles water, and that turning the rose farm into a data center campus cuts annual water use by more than 73%. The company says it kept the site's unused well rights, so the groundwater stays on-site. Glendale Mayor Jerry Weiers welcomed the project at the groundbreaking. "This project and all the benefits it will bring are exciting for our Glendale community," he said.

West Glendale has more data centers coming, and not all of them have been welcomed. In April 2026 the Glendale City Council voted unanimously for a pre-annexation development agreement for Project Baccara, two data center buildings north of Olive Road and half a mile west of Litchfield Road near Luke Air Force Base, which the City of Surprise says will be powered by natural gas generators. Luke Air Force Base officials wrote that the project is not compatible with the base's noise and accident potential unless certain conditions are met. "The noise of this 24/7 is nothing like the 10–15 seconds that a jet makes when it goes over," said Dave Krause, who lives nearby. On May 6, 2026, the Maricopa County Board of Supervisors voted 4-1 to issue that project a military compatibility permit after its developer agreed to conditions set by the base commander, with Supervisor Steve Gallardo voting no.
