AWS Mallory Drive (Chantilly) data center, Chantilly, Virginia

Amazon Web Services' data center at 3980 Virginia Mallory Drive in Chantilly, in Virginia's Fairfax County, sits on part of the 46.4 acres Amazon bought in early 2021 for $55.9 million. County records showed AWS was granted building permits for the data center, and for its plumbing and gas, in April 2022, with an investment of around $30 million; a separate support building at 3980A Virginia Mallory Drive was still awaiting its permit.

The site lies between Route 50 and a group of office buildings, just south of Dulles International Airport, a few minutes west of the Sully Historic Site. The permit filings did not include building specifications.

Neighbors raised objections at a Sully District council meeting on June 28, 2023. Carol Anne Ohrnberger of the Pleasant Valley neighborhood said she had paid a premium for a lot backing onto land she was told was zoned for parkland: "Now I'm hearing that zoning can possibly change. How is that possible?" "The area that's parkland is going to stay parkland," replied Sully District Supervisor Kathy Smith, who said the applicant would use about 12 acres at the front of the property and hoped to donate most of the rest to the park authority. Residents also asked about the water needed to cool data centers. "I'm getting the feeling that people want to hear me say, 'I'm gonna stop this.' That's not my legal responsibility," Smith said.

Amazon already has several data centers in Chantilly and a large footprint across Northern Virginia. Across Route 50, the developer Penzance broke ground in November 2025 on a 45-megawatt, 240,000-square-foot data center at 4151 Auto Park Circle that Amazon Web Services will lease, due to open in the first half of 2027. In September 2024 the Fairfax County Board of Supervisors voted 8-2 to tighten its data center rules after a four-hour meeting with more than 50 speakers. The amendment requires data center buildings to be at least 200 feet from residential property lines and backup generators 300 feet, requires cooling and other equipment to be enclosed or screened, keeps data centers at least a mile from Metro stations, and requires noise studies before and after construction.

The Fairfax County Board of Supervisors, including the Sully District supervisor, sets the county's data center rules, and larger data centers outside the I-5 and I-6 districts now need its special exception approval. By November 2025, Northern Virginia Magazine described Amazon Web Services as operating a cluster of three data centers on Virginia Mallory Drive, which it called the Virginia Mallory Campus.
