Austin Ridge Logistics Center data center, Stafford, Virginia

NP Austin Ridge LLC, led by developer Nathaniel Hagedorn, wants Stafford County, Virginia, to rezone 183 acres at the end of Cedar Lane in Hartwood for a data center campus. The site sits about 2,000 feet south of Courthouse Road and west of Interstate 95. The plan covers roughly 2.1 million square feet of industrial space, including about 1.6 million square feet of data center buildings, and needs the county to rezone the land to M2, heavy industrial use.

This is a separate project from the built Austin Ridge Logistics Center industrial park a short distance away on Austin Ridge Drive. NorthPoint Development of Kansas City broke ground there in June 2024 on five to seven buildings totaling 2.08 million square feet, aimed at logistics, warehouse and data center tenants, a $133.9 million investment the company said would create over 1,200 jobs.

An October 2024 impact statement for a neighboring project, the 1,042-acre GWV data center campus off Ramoth Church Road, named Austin Ridge Logistics as already seeking the M2 rezoning to support data center use. After Stafford tightened its data center rules in October 2025, the developer of another nearby tract, Courthouse West LLC, told the Planning Commission in February 2026 that a data center there was now premature and dropped it from its own application.

At that February hearing on the neighboring plan, Planning Commission chair Kristen Barnes noted the industrial zoning already nearby: "Our comprehensive plan and citizenry do not consider this to be an industrial area. The M1 we have there now [Austin Ridge Logistics] is plenty," she said.
