Dahlgren West data center, King George, Virginia

Oasis Digital Properties' Dahlgren West data center campus in King George County, Virginia, is fully approved and moving toward construction; residents who protested at the June 2, 2026 Board of Supervisors meeting were told the project is a done deal. The board approved the 1.2-gigawatt campus in August 2025, unanimously, for 10 buildings totaling 6.8 million square feet on 485 acres on the north side of James Madison Parkway near Dahlgren. No site plan had been submitted as of June 2, County Administrator Matthew Smolnik said.

The wooded site sits off U.S. 301 about 3 miles south of the Navy base at Dahlgren, with access to 230,000-volt transmission lines, in an area the county designated a technology zone in 2023. Oasis projects 1,500 construction jobs, 50 to 60 full-time jobs per building and $100 million to $120 million a year in real estate and personal property taxes, and must pay the county $5 million toward schools once the first permit is granted.

Residents of St. Pauls Road said no one had told them about the project before it was approved. "Would you build this 350 feet from your back deck?" Doug Cross asked the board. "We never got notification of this." Briana Morgan, who moved to the county in October 2025, said: "We bought our forever home. I've got little kids and I don't want a data center in my backyard." Residents came back on June 16, when Kenny Morgan said the campus "turns out it's 83 yards from the closest house's backyard" and told the board: "This won't be the end of us fighting it."

Officials said the time to object had been the 2025 public hearings, and that the developer had sent letters, posted signs along Route 301 and advertised the hearings in the newspaper. "It's painful we're getting this months late," said Supervisor Ken Stroud. "This should've happened last year." Supervisor David Sullins, who voted for the campus, said on June 16 that it is "about a quarter mile from my house" and that "that vote was three years in the making."

The county will not let Dahlgren West use potable water for cooling; developers are exploring treated wastewater and have asked about piping gray water from the county's wastewater plant at their own expense. Power will come from Northern Neck Electric Cooperative, which requires the developer to pay the entire cost of connecting. The next step is a site plan showing every building and paved surface, checked against state stormwater and buffer standards; wetlands there must be flagged with 100-foot buffers under the Chesapeake Bay Preservation Act, with no activity inside them.
