Edged DSM01-1 Data Center, Ankeny, Iowa

Edged is building a 13 megawatt data center in Ankeny, Polk County, Iowa, just north of Interstate 80, at a cost of $187 million. The Ankeny City Council approved a development agreement with Edged Des Moines LLC on March 3, 2025, the last step before site work could begin. Edged had bought the 17.5 acre parcel for $3.7 million in late 2024, and the building is expected to open in 2026.

The agreement gives Edged a five year sliding scale tax increment financing package worth up to $2 million and requires 22 jobs paying $29.76 to $35.71 an hour. Edged is paying to extend water and sewer to the site, opening another 120 acres to development, and the city expects the project to add $41 million of taxable value and about $1.25 million a year in tax once the incentive ends. Derek Lord, Ankeny's economic development director, said the city had worked with Edged for more than three years, "so we're very excited for it to get to the finish line." Edged's chief operating officer Mitch Fonseca said Iowa's draw was "cheap power, which is a huge factor, skilled labor is a huge factor, and fiber connectivity is also helpful."

Edged broke ground at 9100 Southeast Four Mile Drive in May 2025 and topped out the building's structural frame that August. The facility uses a waterless closed loop cooling system that moves heat with glycol to rooftop air cooled chillers, which Edged expects will save more than 52 million gallons of water a year compared with a conventional data center. Backup generators use Tier 4 Final engines, which Edged says cut emissions by up to 99 percent.

A second, larger project is planned at the same intersection of Southeast 90th Street and Southeast Four Mile Drive: the I-80 Commerce Center, where Commerce Center LLC, owned by Signature Real Estate, wants to build two data centers of 535,555 and 775,520 square feet and a substation on about 35 acres. The Des Moines Register has reported Edged as the likely operator, and Kye Nielsen of the Will Group told the Ankeny planning commission the buildings would run entirely on air cooling and use water only for domestic needs. City staff recommended approval and the planning commission agreed, but the Ankeny City Council still has to give final approval, and no vote date has been announced.
