Hampton Data Center, Hampton, Georgia

The Hampton Data Center is a planned three-building data center campus by Southeast Property Holdings LLC on 133 acres north of Georgia 20 at McDonough Street in Hampton, Henry County, Georgia, which city officials approved with a conditional use permit in 2025. It was the first data center approved in Henry County, and it is still unclear which company is behind Southeast Property Holdings.

The site is part of Henderson Farms, a 900-acre mixed-use development that was never built, and a data center is allowed under its existing mixed-use zoning. The plan calls for three buildings of about 195,000 square feet each and an electrical substation, and city documents say the applicant has discussed a hydroponic farm and training facility on the campus with the University of Georgia. The developer is responsible for negotiating its own power supply.

The city attached conditions: a buffer of at least 100 feet along the property line, landscaping to screen the buildings and substation, a noise impact study, green roofs, strategies to minimize water use, pedestrian improvements on nearby streets, land along the Towaliga River for a city park, and a $75,000 contribution to Hampton.

Several large campuses have since been proposed around Hampton and Henry County. Equinix is developing a 240MW, four-building campus in the area, and Hampton Technology Park Owner LLC has filed for a 603-acre, five-building, 4 million-square-foot campus along Lower Woolsey Road. Construction of a data center near South Lee Road and Lower Woolsey Road has drawn protests over its closeness to a historic Black cemetery holding 54 documented names and 16 undocumented enslaved people, FOX 5 Atlanta reported in August 2026. "It hurts. It hurts. We're out here advocating and trying to save these cemeteries and they're constantly ignoring us. Nobody is hearing us," said advocate Shawndrea Gay. Mayor Ann Tarpley said the city set a 50-foot buffer and hopes to get the cemetery on the national and state historic registers.

Residents have organized. The group Conserve Henry GA, which runs a petition against data centers in Henry County, says none of Hampton's three known data center sites filed revised regional impact reviews and that only Southeast Property Holdings held the required conditional use permit hearing. Hampton has been considering a 120-day moratorium on data center development to give the city time to assess its impact. Henry County, which governs the unincorporated land around the city, has a moratorium on data centers there until it adopts a data center ordinance, the group says.

Decisions on data centers inside the city belong to the Hampton City Council, and those in unincorporated areas to the Henry County Board of Commissioners.
