Spalding Investments LLC Data Center, Griffin, Georgia

Spalding Investments LLC plans a data center campus of about 1.42 million square feet on 127.45 acres bordered by High Falls Road, South McDonough Road and Highway 16 outside Griffin, in Spalding County, Georgia. The Spalding County Board of Commissioners approved the Spalding Investments data center campus in 2025, one of two it approved that year.

The company first proposed eight two-story buildings, six with 170,000-square-foot footprints and two with 200,000, plus a power transfer station, and the developers put the campus's value at $1.5 billion with about $22.9 million a year in property tax. Because the site lies in the flight path of the new Griffin-Spalding County Regional Airport, the developer redesigned it with six buildings of the same total size and proposed lowering the ground to keep the buildings under height limits. Its attorney, Steven Jones, said it would use a closed-loop water system, with water and sewer from the Spalding County Water Authority, and access from High Falls Road and South McDonough Road. Details about the campus's power capacity were not provided with the application.

Four people spoke against it at the August 2025 hearing, asking who pays for its power, when the county would see tax revenue, whether data centers could be obsolete in five years, and why the entrance could not come off Highway 16 instead of High Falls Road; they noted no resident had spoken in favor of data centers. Commissioners tabled the rezoning 4-1 that day. Commission Chair Clay Davis wanted the zoning to revert if nothing was built within three years, and Commissioner Gwen Flowers-Taylor asked for the acoustic wall and other conditions required of the first data center. The county's zoning attorney said the zoning cannot revert automatically, but the county can start the process if the data center is not built in time.

The other campus the county approved in 2025 is Montana Property Group's Project Spalding, also on High Falls Road. It was the first data center campus on High Falls Road approved by the county, with three buildings totaling 2.4 million square feet plus a power station on 133 acres. In January 2026 the Board of Commissioners voted 4-0 to approve a third and larger campus, Wallace Jackson LLC's 10 buildings totaling 4.986 million square feet on 189 acres at Jackson Road and Wallace Road, over objections from the Altamaha and Flint Riverkeepers and neighbors worried about their wells. "It's taking precious land that people have lived here for generations to farm, and they're turning it into a data center that's not going to provide any jobs of substance to the county," resident Gregory Berns said after that vote. Inside the city of Griffin, the city's Board of Commissioners imposed a 180-day moratorium on data centers in January 2026, and city staff have proposed allowing only smaller data centers by special use permit, not hyperscale campuses like the three the county has approved.

The Spalding County Board of Commissioners sets the conditions the campus must meet, but whether a build-by deadline was included in the final approval has not been reported.
