Prism Capital Partners Data Center, Nutley, New Jersey

Prism Capital Partners has approval to use an 11-acre parcel at 275 Kingsland Street, at Cathedral Avenue in Nutley, Essex County, New Jersey, for a "major data center and other permitted uses" on its ON3 campus. No further details of the proposed data center have been announced.

The data center plan replaced a warehouse that critics called a "truck depot." Residents had opposed the depot over traffic congestion, and Diaz said that plan was "dismissed and withdrawn." Prism withdrew the warehouse application, and in June 2025 the Nutley Board of Commissioners introduced an ordinance creating an overlay zone that would let 275 Kingsland become a data center, with public comment at its July 1 meeting. Prism announced in July 2025 that Nutley had approved its plan for the 11 acres.

ON3 is the 116-acre former Hoffmann-La Roche complex on Route 3, straddling Nutley and Clifton, which Prism has owned since 2016. It houses the Hackensack Meridian School of Medicine and Ralph Lauren offices, among other tenants, with an on-site co-hybrid power plant supplying electricity, heating and cooling. The same round of approvals allows up to 1,074 apartments and about 90,000 square feet of retail in Clifton. It also opens the way for a 150,000-square-foot research and development facility on the campus. Prism principal Eugene Diaz called the approvals "wins all around."

Nutley already has one data center: a 130,000-square-foot facility at 492 River Road, about a mile and a half from the Kingsland site, bought by GI Partners in 2018.

Decisions on the site rest with Nutley, whose Board of Commissioners wrote the overlay zone that allows a data center there. The latest published reporting on the parcel is from July 2025.
