Manhattan's data centers are not new campuses but converted Art Deco telecom buildings where the internet's networks physically meet. Data Center Dynamics describes 60 Hudson Street, the former Western Union headquarters with more than 100 carriers, and 32 Avenue of the Americas, the old AT&T Long Lines Building with more than 50, as the twin centers of the city's connectivity. Digital Realty, DataBank, CoreSite, HudsonIX and NYI are tenants. Google's 111 8th Avenue, bought in 2010 for a reported $1.8 billion, and Sabey's 375 Pearl Street, the former New York Telephone tower where about seven of 32 floors are data center space, add to the mix, along with H5's 325 Hudson Street.
The newest arrival is inside the Google building. In September 2025, Oxford Quantum Circuits, a University of Oxford spin-out, installed what DCD called New York City's first quantum computer inside Digital Realty's space at 111 8th Avenue, paired with Nvidia chips as a "quantum AI data center." CEO Gerald Mullally said banks were the main interest and the company expected to spend "tens of millions of dollars" over three to five years, with a more powerful system planned by 2028.
The risks here are power and flooding, not land. Hurricane Sandy flooded 75 Broad Street's basement under more than 15 feet of water in 2012; because post-9/11 rules keep diesel fuel in the basement and generators on the roof, the flood knocked out fuel pumps, and one tenant stayed up only by carrying diesel up 17 flights by hand for about 60 hours. New York has now paused new large data centers statewide. On July 14, 2026, Governor Kathy Hochul signed an executive order pausing large new data centers for up to a year while regulators write standards on energy, water and the environment. "As data center development threatens to hike up utility bills, deplete our natural resources, and create uncertainty for New Yorkers, it's my responsibility to take action and lead," she said.
