Project Raptor data center, Hutto, Texas

Project Raptor is Colovore's data center at Hutto, Williamson County, Texas, and the first named tenant of an industrial park where State Highway 130 crosses West US 79. Hutto's city council approved it in December 2024 as a $500 million building of 180,000 square feet with 13,000 square feet of flex office, on the Ironwood Tract at 2351 Innovation Boulevard.

The park around it is a joint venture of Velocis, Ironwood Realty Partners and MBK Industrial Properties, planned in two phases of three buildings each. Colovore bought its 30 acres in July 2025, inside the 118-acre park now called Hutto Crossing, and the price attached to the project has since come down to $280 million. The company was founded in 2012 to build for enterprises and startups, and is owned by King Street Capital Management.

Colovore Austin 1 LLC registered the work with the Texas Department of Licensing and Regulation as a single story building of 192,694 square feet at 2401 Innovation Boulevard, designed by Ci Design of Dallas, running from December 1, 2026 to December 1, 2028. The halls are to draw 40 megawatts of power and are liquid cooled rather than air cooled, which is the business Colovore has built.

The company is aiming the site at large cloud and AI computing firms, chipmakers, and autonomous vehicle, robotics and government customers. The neighboring tract could become a facility for Blue Origin, Jeff Bezos's space technology company.

East Williamson County drew this wave of projects because Oncor's agreement to power Samsung's $17 billion semiconductor plant at Taylor brought new transmission capacity across the surrounding countryside. Bill Gravell, then the county judge, told commissioners on February 6, 2024 the county was "seeing tremendous movement in the data-processing center world," and predicted a billion-dollar facility in every one of its cities within two years.

A roundup of area projects in December 2025 still described the Colovore building as 180,000 square feet and $500 million, with construction expected to start early in 2026. What is registered with the state is larger, cheaper and a year later; the city has already given its approval, so the next milestone is the December 2026 construction start.
