SAMX Data Center, Remington, Virginia

SAMX Data LLC wants to rezone 55.26 acres at 11825 Remington Road, near Remington in Fauquier County, Virginia, for a data center campus of two three-story buildings, 300,000 to 350,000 square feet each. The application, filed in October 2023, has not been resubmitted since SAMX asked for more time in 2024; the county had no new submission as of August 2025. On September 17, 2026 the Fauquier County Planning Commission unanimously recommended removing data centers as a permitted use in the business park zoning district SAMX is requesting.

County staff raised concerns about the plan's consistency with its proffers, uncertain electrical service and its proposed use of groundwater, the Piedmont Environmental Council reported. Three other data center bids near Remington were withdrawn in the following weeks: Gigaland pulled its application a second time on August 17, a month after the Planning Commission voted 4-1 to recommend denial; Convergent VA withdrew its Convergent Technology Park in late August, saying it would build houses instead; and the Remington Innovation Campus applicants withdrew hours before a September 17 hearing.

The neighboring Remington Technology Park, rezoned in 2018 for up to six data centers, had also stalled over power supply; on July 10, 2026 supervisors approved its developer's plan to run the site on natural gas fuel cells rather than wait years for grid capacity. The commission's new recommendation would limit new data centers in Fauquier to land near Vint Hill and require every project to get a special exception from the Board of Supervisors, which decides both that zoning change and any SAMX rezoning.
