Data centers in Hancock County, Indiana: 2 projects mapped
EQT Real Estate, a Swedish investment firm that owns the data center builder EdgeConneX, wants to build the Mt. Comfort Technology Park: two-story data center buildings with four million leasable square feet on about 130 acres northwest of County Roads 500 North and 500 West, just north of Walmart's IND3 warehouse. It filed a letter of intent, to build in phases from 2027 to 2030, with the County Commissioners in August 2026, the first step under the county's new rules. The commissioners say no decision has been made.
EQT offers a one-time $22.2 million payment and $22 million a year at full buildout in place of taxes, 100 to 150 permanent jobs. It says it will pay for its own power supply and use closed-loop cooling. About 100 people came to a citizens committee session on August 18, and none of the more than 20 speakers backed the project; several asked for a moratorium. "What happens if the AI bubble bursts or the developer goes bankrupt," asked Pam Allen. Residents of Woodhaven, the nearest neighborhood, said the rules were being rushed.

In June the commissioners unanimously chose an overlay district over a moratorium. Data centers are limited to general industrial land, and a developer needs a resolution from the commissioners before a plan commission hearing, with the commissioners casting the final vote. "We have to pay the price for it, so we should make that final decision," Commissioner Gary McDaniel said. The citizens committee is due to report further rules, such as noise studies and yearly environmental reports, to the plan commission in October.
The county's first proposal, Surge Development's 775-acre site in Buck Creek Township next to Tuttle Orchards, was withdrawn in 2025 after heavy opposition.
