Construction is under way on CyrusOne's 228-acre data center campus at the northeast corner of Faxon and Eldamain roads in Yorkville, Kendall County, Illinois, the first of three data center projects the city has approved along its Eldamain Road corridor. Work began in spring 2026, and by July the access drive lined up with Menards had been built and the site's electrical substation was largely developed.

The campus now calls for eight single-story buildings totaling 1,854,805 square feet, no taller than 50 feet 10 inches, down from the nine two-story buildings of about 2.45 million square feet originally approved. The substation, originally planned at 800,000 square feet, has been cut by half along with the buildings; CyrusOne has a full allocation of 480 megawatts from ComEd, with the site due to be energized by the end of 2027. The developers said the first building should be running by the end of the first quarter of 2028.

In July 2026 the city council approved a new development agreement: CyrusOne will pay Yorkville $15 million up front when the first building permit is issued, and its water use is capped at 40,000 gallons a day, down from the 500,000 once projected, with penalties for going over. The developer is paying to rebuild Faxon and Beecher roads and a railroad crossing, and the city says it is no longer giving CyrusOne tax incentives.

The new noise rules, adopted after residents raised concerns about a construction period that could run 10 to 20 years, require CyrusOne to predict its noise before each building permit, install monitoring devices, and pay penalties if the campus exceeds the city's limits of 60 decibels by day and 50 at night in residential areas. Alderman Craig Soling said he and residents he has spoken to are "skeptical about estimates" from CyrusOne, pointing to its Aurora data centers, which it is now spending tens of millions of dollars to fit with sound attenuation.

The separation from the two nearest homes grew from 732 feet to 833 feet under the new layout. The next milestones are the first building permit, which triggers the $15 million payment, and road work due by November 30, 2027.
