PowerHouse Data Centers data centers: 17 sites mapped

PowerHouse Data Centers, a Virginia-based developer set up in 2022 as a division of American Real Estate Partners, works with Poe Companies, a Louisville real estate firm new to data centers, on two contested Kentucky campuses. Louisville's Planning Commission approved PowerHouse and Poe's Camp Ground Road campus near Shively 6 to 1 on March 5, 2026: a first phase of 130 megawatts of power due by the end of 2026, growing to 400 megawatts across seven buildings. On July 27, 2026 the same two companies announced options to buy 550 acres in Carroll County for a second, $9.6 billion campus, the Carrollton Industrial Campus.

More than twenty people opposed the Louisville project over pollution and its draw on local water and electricity. Commissioner William Fischer said the panel could judge it only against the city's land development code, not "the bigger issues you came up here with." The project moved forward under the code's undefined "telecommunications hotel" category, needs no Metro Council vote, and will draw 400 megawatts through an on-site substation with a diesel generator at each warehouse.

In Carrollton, Mayor Robb Adams signed an unrecorded option to sell 340 acres of city land in July 2025, more than a year before the project was announced; residents learned only after closed-door council votes on unnamed "properties." Resident Amy Wright said she does not trust the developers' promised 320 jobs or $64 million in school tax revenue: "I don't trust the jobs numbers. I don't trust the tax numbers." Carroll County's fiscal court voted in August 2026 to start building the county's first zoning commission, a process expected to take years.
