Data centers in Mississippi: 9 projects mapped
Amazon runs five finished data center buildings at the Canton mega site in Madison County and is building a campus in Ridgeland and a conversion of the old Delphi-Packard Electric plant in Clinton, where the first phase is due around mid-2027. Compass Datacenters' $10 billion campus near Meridian, AVAIO's $6 billion project in Rankin County, Amazon's $3 billion site near the Port of Vicksburg and xAI's $20 billion campus in Southaven are also planned or under way. Jackson has paused data center decisions until mid-January 2027.
The Jackson City Council passed its six-month moratorium 5-2 on July 14, 2026, leaving out land next to the airport. Residents packed three hearings over air, noise, water and power bills, many of them opposed to a proposed site on the Forest Avenue Extension near the Ashley Acres neighborhood. "I just realized that nobody wants this," resident Justin Gudger said at the July 6 hearing.

The state's tax breaks are among the most generous in the country: projects investing at least $300 million with 30 jobs can get up to ten years of state income-tax rebates, sales-tax exemptions and long property-tax breaks. Counties are pressing for their share. On August 17, Madison County supervisors valued each of Amazon's five Canton buildings at nearly $292 million, against Amazon's figure of just under $70 million; the value decides how much reaches schools and county government. "I want to know for sure," Lauderdale County Supervisor Josh Todd said of the promised payoff.
In Southaven, xAI is removing all 69 gas turbines from its Stanton Road site, starting in August and finishing by July 2027, and replacing them with a permanent 1,200-megawatt power plant of 41 turbines. In Starkville, the planning and zoning commission on August 11 turned down Starkville Energy's proposed cryptocurrency mining data center on Industrial Park Road; the company said it would try again. Jackson's moratorium runs until January 14, 2027.
