T5 Data Centers data centers: 19 sites mapped

T5 Data Centers, founded in 2008, builds to suit rather than on speculation, with sites around Chicago, Atlanta, Los Angeles, Hillsboro, Dallas and Charlotte. In 2019 QuadReal Property Group, a Canadian real estate investor, formed a $2.5 billion joint venture with T5's founders; in February 2025 the two expanded it to $8 billion to fund five campuses of a gigawatt or more each.

The first is at Grayslake, 40 miles north of Chicago, where an original 480 megawatt plan on 160 acres grew by February 2025 to twenty buildings totaling 1.2 gigawatts, served by a 1.6 gigawatt ComEd substation on site. The first phase, three 60 megawatt buildings, is due in the last quarter of 2027. T5 has not said where its other four large campuses will be.

Scale has not shielded T5's smaller projects from local pushback. On May 11, 2026 Inver Grove Heights, outside Minneapolis, passed a one year moratorium on data center construction, citing both general concern and a specific T5 application for a 5 megawatt building on Carmen Avenue, which the moratorium put on hold. Nearby Rosemount had passed its own moratorium in mid-April. In Virginia, T5 has asked Fairfax County whether zoning allows it to run a 312,000 square foot data center at Dulles largely on 60 megawatts of its own natural gas fuel cells rather than grid power, a setup the county says it has never assessed before.
