STACK Infrastructure data centers: 37 sites mapped

STACK Infrastructure's largest proposal is the Southern Virginia Megasite at Berry Hill in Pittsylvania County, less than 10 miles west of Danville. In May 2026 the Danville-Pittsylvania Regional Industrial Facilities Authority approved a performance agreement that had grown from an initial $73 billion and 2,050 jobs to $100 billion and 2,500 jobs paying at least $80,500 over 30 years. STACK bought nearly 3,000 acres there in April 2026. Three residents spoke against it at the meeting over water use and transparency, and one spoke in favor.

The deal depends on Virginia's sales tax exemption for data center equipment, which the General Assembly nearly cut short before extending it to 2035 at the end of June 2026, though data centers will now pay a separate tax on the electricity they use. Matt Rowe, Pittsylvania County's economic development director, said losing the exemption "would severely cause the project to be at a disadvantage." The Berry Hill project is separately exempt from state retail taxes until at least 2040 under a deal requiring at least $35 billion of investment and 1,000 new jobs. Its first phase is due to close by June 2027 and the rest by June 2031.

Closer to Washington, STACK has been turned down. In September 2025 the Prince William County Board of Supervisors voted 4-2 to reject its request to rezone about 58 acres along Nokesville Road in Bristow, an expansion of its NVA02 campus, after residents objected over its closeness to homes and effect on property values. The vote came with the Gainesville seat empty after the death of Supervisor Bob Weir, an opponent of data centers in western Prince William. "We have no voice in these votes that impact every single community member in Prince William County," said Elena Schlossberg of the Coalition to Protect Prince William County.
